Everyone has a place to call home

Home Maintenance

North Peace Housing Foundation will do a move-in inspection with you to note the conditions of the premises upon occupancy. NPHF will also conduct a follow-up inspection of the unit within the first month of occupancy. Annually, NPHF will conduct an inspection to review the general condition of the unit.

You will be held responsible for any damages to your unit. You may be able to remedy some damages on your own, and others will be remedied by NPHF at your cost. Please contact the Housing Accommodations Manager should you have any questions.

Your Responsibilities

You must keep the premises clean, including the yard, and dispose of all garbage in accordance with local municipal by-laws. You must not make any alterations to the unit or the yard unless approved in writing from NPHF.

As a tenant, you are responsible for basic maintenance tasks, such as:

  • Changing light bulbs
  • Cleaning floors, walls, windows and fixtures
  • Replacing furnace filters
  • Snow removal on driveways and sidewalks
  • Lawn and weed maintenance

If you are unsure of your responsibilities, or require additional guidance on what to do, please contact the Housing Accommodations Manager.

Our Responsibilities

North Peace Housing Foundation is required to provide housing in accordance with the provincial Public Health Act Housing Regulation and the Minimum Housing and Health Standards. The requirements can be summarized as follows:

Housing Premises

We are responsible for providing a home that is free from the elements, safe and secure, in good repair. This means we will maintain the structure, such as the roof, siding, windows and doors. This also means that proper safety measures will be provided, such as handrails and smoke detectors.

Equipment and Furnishings

We are responsible for providing basic systems such as drinking water, sewage and plumbing, heating and electrical systems. We also provide a stove and refrigerator. Maintenance on these systems and appliances will be performed by NPHF as required.

We are responsible for providing clean and sanitary conditions. This means that appropriate measures are taken to minimize exposure to environmental hazards (such as molds and bacteria) and pests. Some examples:

  • Hard, water resistant surfaces are used in kitchens and bathrooms to prevent water infiltration and mould formation.
  • Screens on windows and vents are provided to keep pests out.

While it's our responsibility to provide sanitary conditions, it's your responsibility to maintain those conditions by keeping areas clean and tidy.
